Lending to support the UK economy

The very nature of the MAVEN Bonds IFISA means that your investment will be used to provide loans to property projects that drive the UK economy including;

  1. Residential development schemes

  2. Student accommodation

  3. Hotel projects

The choice of how and where your money is invested can also be an attractive benefit of the MAVEN Bonds IFISA and the potential to do well by doing good can also be a key consideration for many of us.

Lending opportunities that deliver something more

We believe that the IFISA and property lending has a critical role to play in driving a wider positive impact.

As a lending team, our primary focus is to support well-researched property projects that have the potential to deliver the right level of returns for our investors. However, we are also keen to support projects that deliver something extra, those projects that help to reduce carbon emissions, drive innovation, revitalise business and residential spaces, and regenerate communities.

This approach helps us to identify compelling lending opportunities in the right locations and needs-driven sectors, often ahead of the market.

Case Study

Loan Type - Short Term Development Finance

Project - Cathedral Gates, County Durham

A recent short term development loan to strategic partner, Homes by Carlton, helped to accelerate the delivery of high-quality affordable housing in County Durham. This project is an example of an innovative residential development scheme that is making a positive impact in a number of ways.

A mixed-tenure development with 8 of the 14 units sold to a regional housing association. The scheme provided a combination of 'market sale' homes and 'rent to buy' homes - much needed high-quality housing in an area that continues to transform.

The project also facilitated the introduction of CoreHaus an innovative part modular housing solution. This product has been developed in conjunction with Fusion21 a leading social enterprise based in the North West. CoreHaus uses tried and tested modern methods of construction in an innovative way to;

  • Reduce build costs

  • Reduce construction waste

  • Speed up the construction programme

  • Create new job opportunities on and offsite

  • Increase the delivery of high-quality affordable homes

This is exactly the type of project MAVEN Bonds was set up to support. In conjunction with our delivery partner, Homes by Carlton, as this project demonstrates how your investment into your chosen MAVEN Bond Series has the potential to deliver more than just financial returns.

Maven Bonds Series 3 and 4 are now open for investment. Earn up to 7.75% per annum tax-free by investing through the MAVEN Bonds IFISA.
